Land Clearing

We clear parcels of any size across Broward, Palm Beach and Miami-Dade, from a quarter-acre outparcel that has gone to brush up to acreage being prepared for development. The default method takes everything above grade and leaves the ground intact, which is faster and less disruptive than digging a site out, and where a job needs stumps gone as well we handle that as a separate step rather than as an assumption.

How We Clear a Parcel

The work is done with a rotary cutter and a mulcher attachment on a skid steer, which together will take essentially anything standing above grade: grass and weeds that have gone over head height, dense brush, saplings, vines and small trees. The mulcher reduces material where it stands rather than requiring it to be dragged to a pile first, so a heavily overgrown parcel comes down in passes instead of in stages.

We do not grade. Clearing leaves you with a cut, passable site rather than a finished pad, and if your project needs the ground shaped, filled or compacted afterwards that is separate work by a site contractor. We say so up front rather than at the end of a job.

Stumps and Below-Grade Work

Above-grade clearing leaves stumps in place. Where a site needs them gone, our crews remove the trees and grind the stumps as an added scope rather than a default one, so you are not paying for below-grade work on a parcel that does not need it.

When the work does go below grade we call in underground locates first. Mulching over the surface is one risk profile and putting a grinder into the ground is another, and a marked site is the difference between a routine day and a struck service line on somebody else's utility.

What Leaves the Site and What Stays

Vegetative material is your choice. We can haul it away, or leave the mulched material spread on site, which costs less and can be useful where the parcel is not being built on immediately.

Dumped material is a separate question and worth settling before a crew arrives, because an overgrown lot can hold more than vegetation. We remove trash where it can be lifted and put into the back of a dump truck. It does not cover anything that needs a machine of its own to move, so a derelict vehicle, a slab or a buried concrete pile is outside the scope and needs to be dealt with separately.

What the Site Needs Before We Start

The skid steer needs a minimum seven foot opening to get onto the property. That is the measurement worth checking before you call, because a gate, a bollard pair or a fenced service alley narrower than that changes the job before any of the rest of it matters. Where access is the constraint, temporarily taking down a section of fence solves it.

Clearing Can Need a Permit of Its Own

A tree removal permit is not always the whole story. Coral Springs requires a separate land clearing permit issued by the office of the city engineer, distinct from the tree permit, and each one is granted for a designated number of calendar days based on the scope. Compliance with the city tree section is a condition of it being issued at all.

Timing is regulated too, and it catches owners who want a site tidied ahead of a decision. Wellington prohibits speculative clearing and grubbing outright. Jupiter will not issue a removal permit unless development is expected to begin within ninety days, evidenced by a filed building permit application. Clearing ahead of a project is not simply a scheduling choice in those places.

We pull the permits. Our ISA Certified Arborist (NY-6948A) inspects the trees on the parcel, prepares the arborist report where the application calls for one, and we file it. If you want the detail for a specific city before committing, our tree permitting guidance sets out what each jurisdiction requires, with the section number and the date it was read.

Invasive Species Carry Their Own Obligations

Exotic species growing on a neglected parcel are treated differently from ordinary vegetation in some jurisdictions. Fort Lauderdale requires that species on the Florida Exotic Pest Plant Council list be removed from construction sites, which is a duty rather than a permission, and Palm Beach County runs a countywide invasive vegetation ordinance that binds inside municipal limits.

That can work in your favor on a clearing job, because material you are removing anyway may be material the jurisdiction wanted gone. Where a property needs targeted work on specific species rather than a whole parcel cleared, our invasive tree species removal service handles that on its own.

Getting a Number

What drives the price is the density of what is standing, whether stumps are in scope, whether material is hauled or left, and how much dumped material is on the site. We walk the parcel, tell you which of those apply, and quote against them. TWQ Landscaping clears land for commercial and industrial sites, community associations and condominiums, developers and vacant landowners, municipal grounds, self-storage, marinas, mobile home communities and mixed-use property across Broward, Palm Beach and Miami-Dade. Permit Rules by City

Clearing a parcel means removing trees, and the municipal tree ordinance applies to that work the same as to a single removal. We keep a guide for each jurisdiction we have read, setting out what that city requires, the section the rule comes from, and the date we read it in the published code. Start at tree removal permits by city.
